DEPOSIT

The deposit, is non refundable and required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 14 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.

CANCELLATION POLICY

Cancellation if caused by the guest, the money paid is non-refundable unless the house is re-let for the entire period. If the property has been re-let then a $50 cancellation fee will apply, and payment will be refunded to the guests appropriate bank account – as advised. If the guest cancels less than 48 hours before the stay, all payments will be lost regardless of whether the house is rebooked. If payment has been made through Stayz, only Stayz can refund the repayment – we have no control over their actions and policies. We are however happy to discuss this further, and may offer to swap dates if you can change your booking to a later date, and therefore you will not forfeit any money.

AVAILABILITY

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances, in which case all payments will be refunded to the guest in full.

GENERAL TERMS

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most guests will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the confirmation email, or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc.

Damage, Breakages, Theft and Loss are the guests responsibility during their stay.

Departure – the property should be left in a similar state to its condition on arrival. Check-out time is 11:00 by the latest, to allow time to prepare property for the next guests.

Disturbance to our neighbours, including excessive noise, is prohibited, and will not be tolerated. It may result in termination of rental.

Loss – the owners take no responsibility for the guest’s personal property, however if we find anything left behind we will endeavour to contact  the guests and are happy to post smaller items back if required.

PETS

Pets are allowed but this is to be by prior arrangement with the owner of the premises. Dogs must have had all vaccinations and be free of fleas. All bedding for dogs is to be supplied by the guest. Pets are not allowed on the furniture at any time. Pets must be kept under control at all times, and not allowed to wander loose outside the property, unless under strict supervision.

Variations to these conditions may only be made by prior arrangements with the owner in writing.
